
Our services start from the receipt of an executed contract and are paid at closing; if the deal doesn’t close, we do not get paid.
Documentation Management
· Broker required documentation completed and submitted*
· We will draw up Amendments and get all parties to sign
· We send the CDA to the Title Company
· We turn in the Settlement Statement and Walk Thru to broker
· All transaction documentation stored securely
· Agent, client, lender, and title company access
Constant Client Contact
· Client is contacted on the first day a file is received
· We will contact the client at least once a week with a status update
· Video emails sent to the client throughout the process
· We mail the client letters throughout the process (addressed from you)
· We send the client a closing invitation
· We send out an end of the year letter for use with filing taxes
· We send the client a closing CD of all of the transaction documentation 3 weeks after closing
It’s in the Details—Coordination
· We coordinate inspections for you and confirm with other agent
· We stay in contact with Title Company and Lender
· We order resale docs and make sure they are delivered
· Time sensitive items are managed by our task list and reminders
· You are sent reminders about option ending, repairs, Just Sold cards, etc
· We check on status of CDA, Title Commitment, appraisal, etc
· We coordinate a closing time for you
· We change status in MLS all the way through to close out after SOLD
